There are a few things that you need to consider as a Commercial Tenant looking for a commercial space. 

 

One of which is Operations which involves how you operate your business, whether by walk-ins or by appointment only. By identifying how you operate the business, you will be able to determine the kind of space you need. For example, if your business is for walk-ins, you have to get a frontage, parking spaces, and foot traffic but if your business is by appointment only, you can be in a low profile site where people will know where your business is. 

 

Moreover, if you are a commercial tenant in the central business district which has quite a broad range of tenancies, you definitely have to do some diligence around the allowed usage of the particular site you are looking at. You may also visit the Toowoomba Regional Council and talk to one of the town planners.
